Buying a Project Home

In today’s housing market you can find almost any type of home you can think of. From new homes to Victorian homes, you can find it. One type of home that many people shy away from are project homes, also known as fixer uppers. Often a little TLC can spruce up a project home, but sometimes a project home could be a money pit. Before investing in a project home you should consider a few factors.


First, consider how much time and money you have to put into the home. Fixer uppers take a certain amount of commitment from their owners, and sometimes if major repairs cannot be made early on then the house could deteriorate into further disrepair.


You should inspect the home and surrounding property carefully. The owners may not have filled the realtor or you in on everything at fault with the house. Make sure to check the house foundation, pipes, and wood for any signs of problems too large for you to handle. If possible, you may want to hire an inspector to look at the home and tell you everything that will have to be done.


Consider if you are going to be living in the house while doing the repairs. Most home buyers are planning to move into their new house right away, and so should carefully consider the full extent of the work the home will need. Ask yourself if it is safe or reasonable for you to live in the house while doing repairs. If not then you may want to look for a home that will need less TLC.

Curb Appeal


The first sight any potential buyer is going to see of your home is the outside. That is why curb appeal is so important. While every buyer will have a different idea on what they would like the outside of a house to look like, there are a number of things that are universal.

Fixing up the exterior and yard of your home can go a long way towards selling it. To improve your home’s curb appeal step out to the road, and look at your home. Take note of maintenance that needs to be done. Ask yourself if the shrubs need to be trimmed or if the porch railing is in good repair. Here are a few things to check on while improving curb appeal:

         Does your home need a fresh coat of paint? Maybe just the porch or garage? You should at least power wash the outside of your home. If paint is chipping away it would be a good idea to paint. Make sure to check the window frames. Often the paint on these will chip before it will in other places.
·          
     Cleaning and repairing the gutters as needed can go a long way to improving the look of the house. When not properly cleaned leaves and debris can build up in gutters. This will lead to water overflowing into the yard away from drainage areas, which can stunt grass and leave erosion marks. The same can happen with damaged gutters.
·         
     Do your best to keep the grass cut. Tall, unruly grass can be a turn off to buyers. Try to keep grass height under control and keep it trimmed away from walkways and driveways.

Spring Cleaning To Sell Your Home
