In today’s housing market you can find almost any type of home you can think of. From new homes to Victorian homes, you can find it. One type of home that many people shy away from are project homes, also known as fixer uppers. Often a little TLC can spruce up a project home, but sometimes a project home could be a money pit. Before investing in a project home you should consider a few factors.


First, consider how much time and money you have to put into the home. Fixer uppers take a certain amount of commitment from their owners, and sometimes if major repairs cannot be made early on then the house could deteriorate into further disrepair.


You should inspect the home and surrounding property carefully. The owners may not have filled the realtor or you in on everything at fault with the house. Make sure to check the house foundation, pipes, and wood for any signs of problems too large for you to handle. If possible, you may want to hire an inspector to look at the home and tell you everything that will have to be done.


Consider if you are going to be living in the house while doing the repairs. Most home buyers are planning to move into their new house right away, and so should carefully consider the full extent of the work the home will need. Ask yourself if it is safe or reasonable for you to live in the house while doing repairs. If not then you may want to look for a home that will need less TLC.

Preparing Your House to Sell



So you’ve taken the plunge and put your house on the market. Before too long you are going to have open houses and walk through events. At these events people interested in buying will come in and inspect the house. The nicer the house looks the easier it is going to sell.

The first thing you want to do is a little spring cleaning. Hang fresh curtains, deep clean carpets and rugs, and remove clutter. You should give all major appliances a good wipe down so that they look their best. Pay close attention to cleaning the kitchen and bathrooms. 
These are the rooms where people look for cleanliness the most.

Do any repairs that may be needed. Take a few minutes in each room of the house and with the outside to spot any minor repairs you hadn’t noticed before. Make sure the seals and caulking around drains and tubs are holding well. Repairing trim, small holes, gutters, and other small things can go a long way to improving the look of the house.

Take spring cleaning outside. The yard is often the first thing potential buyers see. For that reason it is a good idea to keep the grass cut, shrubs and trees trimmed, and the yard free of clutter. Make sure yard tools get put away after use, and that the kids put up their bikes or skates before going inside.

Try to make the house look open and spacious. You may have to remove a few pieces of furniture to do this. Cabinets, pantries, and closets should be organized. Cluttered spaces look much smaller than neatly organized spaces.

Curb Appeal


The first sight any potential buyer is going to see of your home is the outside. That is why curb appeal is so important. While every buyer will have a different idea on what they would like the outside of a house to look like, there are a number of things that are universal.

Fixing up the exterior and yard of your home can go a long way towards selling it. To improve your home’s curb appeal step out to the road, and look at your home. Take note of maintenance that needs to be done. Ask yourself if the shrubs need to be trimmed or if the porch railing is in good repair. Here are a few things to check on while improving curb appeal:

         Does your home need a fresh coat of paint? Maybe just the porch or garage? You should at least power wash the outside of your home. If paint is chipping away it would be a good idea to paint. Make sure to check the window frames. Often the paint on these will chip before it will in other places.
·          
     Cleaning and repairing the gutters as needed can go a long way to improving the look of the house. When not properly cleaned leaves and debris can build up in gutters. This will lead to water overflowing into the yard away from drainage areas, which can stunt grass and leave erosion marks. The same can happen with damaged gutters.
·         
     Do your best to keep the grass cut. Tall, unruly grass can be a turn off to buyers. Try to keep grass height under control and keep it trimmed away from walkways and driveways.

Common Building Blunders - And How To Avoid Them!

When it comes to building a house, there are dozens of opportunities for making mistakes or bad decisions. Not to worry, you've hired a reputable builder who knows what he's doing; these mistakes shouldn't be an issue. Maybe in a perfect world, but all builders can make errors. These may be as simple as locating a shower head too low, causing you to stoop ever time you have a shower, or inconveniently locating a toilet paper roll so that you have to reach. It's not a huge issue, but over time it gets pretty annoying.
Here are a few of the more common builder errors to keep an eye out for.

Outside of the House
Air conditioners should be located on the east or north side of the home for maximum efficiency, but ensure they are not located close to bedrooms. Although the newer units are fairly quiet, you'll still here the compressors when the unit is in use.

Driveways should be wide enough that you don't have to step on the grass when you get out of the car. If you have a double car laneway, you should be able to park two cars, side by side, without dinging the doors. A single lane drive should be no less than 12 feet wide and a double-wide driveway should be 22 feet wide.

A covered porch is a simple improvement you'll thank your builder for time and again. Especially the next time you're standing in the rain with your arms full of groceries, and fumbling for your keys.
Outdoor faucets should be conveniently located at the front and rear of the house. Think of where your gardens and planters will be situated for handy hose access.

Exterior electrical outlets are not used that often, but when they are needed, you want them close by. You'll want them at the front, back and possibly the side, depending on the type of exterior work you'll be doing. It's great to have outlets installed in your soffits for handy Christmas light plug-ins.

Indoors
Interior Electrical outlets can be a huge source of frustration if they aren't conveniently located. You'll want to ensure they're installed in the walls directly behind end tables, next to beds or couches, or on top of a fireplace mantle.

You may also want some floor outlets in a home office or coffee table situated in the middle of a room. My biggest source of frustration was not having an outlet in the island in my kitchen.

Traffic flow should be examined when you're planning your floor layout. Ensure that areas designated as pathways, won't be obstructed by furniture. Usually a 36 inch width is chosen for stairways, you'll appreciate increasing this to 42 inches or more in width.

Spongy floors can be avoided if you request extra stiff floors. The average building code for floors is 1/360, ask your builder to upgrade to a 1/480 deflection design instead.

Trusses are probably one of the least concerns of most new home owners, but so important for future renovation possibilities. If you intend on creating added living space in an attic or above a garage, request that your builder install a truss that will allow for added headroom in these areas. Also, have him install a real staircase in these spaces, not a fold-up model.

Creating Real Estate Notes Can Help Sell a House Quickly

Banks and mortgage companies have been selling mortgage notes in the secondary for years. They even buy and sell those notes to other lending companies.  This most likely has happen to you or to someone that you know at some time or another.  Why do lenders do this?  They do it in order to keep a steady reserve of cash on hand to make other loans.

The information in this message is designed to help you understand about creating trust deeds, real estate notes, or if you have a business and have contracts you also have a business note which will bring you a cash flow that you can receive monthly payments, which brings you steady cash flows.
You can also have the option to sell whole or part your real estate notes, trust deeds or business notes.

The whole idea here is to first elevate your potential of meeting a home buyer to sell your home to.
Time and time again you might find houses that are for sale but are on the market for a very long time.  Most of the time home buyers don’t qualify for a 100% loan and must get 2 loans to equal the 100%.  The home seller can offer “Seller Financing” in order to get the house sold.

The home seller has one objective and this to sell that property as quickly as possible.  To do this you can create a trust deed which is secured by real estate.  This is a real estate note.  The real estate note has several purposes and the most important reason is to help the home seller close on the house.
The trust deed that you now have is because you agreed to finance the home buyer so that the buyer could get the house and you can your cash at closing.

Not only do you have cash at closing but you now have a real estate note that you will be receiving monthly payments on from the new home owner.  Your home is sold and you have residual income from the trust deed you created.  This creates steady cash flows from the trust deeds, real estate notes or business notes you may have. This is what “Seller Financing” is.  This occurs when the buyer makes regular monthly payments to you instead of the bank.  You now hold an asset that you can choose to keep for steady cash flow or sell part or all of it for cash right now.

This should motivate any home seller to give this a try, after all what could it hurt and it will be a win/win situation for the home seller, as well as for the home buyer.  “Owner-Financing” is widely accepted and is an alternative for the home buyer who can’t qualify for a conventional loan.  Even if you have real estate notes, business notes or trust deeds for a while you can generate cash flows by selling all or part of it for cash now.

Isn’t that great news for the home seller?  This will give the home seller a boost in getting the house sold.  Most people would consider buying that house if the they knew that the home seller was willing to create a real estate note or trust deeds to secure the home buyer qualifying for the house.

Just envision selling your home much faster then your neighbor down the street because you possess the key to selling your home.  “Owner Financing”.
You also have created cash flows created from your real estate notes, trust deeds, or business notes and that can be the key to your financial future.

Coinciding Settlements Clauses - Moving Issues

People who are selling their home in order to buy another frequently put a "coinciding settlements" clause into their contract offer on the new home. One reason for doing this is so they can move from one home to the other at the same time.

One reason people want coinciding settlements is so they can move out of one house and into the other the same day. Sometimes this works out. Sometimes not. If it doesn't work out, don't freak out. 

For example, if the house you're buying is a new one, it may not be completed and have an occupancy permit by the date specified. Are you going to risk losing the sale of your old home by insisting that settlement be delayed? Not if you're smart and you really want to make this change. You might explore delaying settlement, or the option of a "lease back" period. If those ideas don't fly, it's time to cope.

Depending on your budget and the length of time between moving out of your old home and moving into your new one, you could:

1) Have the moving company store your furniture and household goods, or

2) Rent a "smart box," pack your household items into it, and leave it parked in front of your old home, or park it in front of your new one (depending on who grants permission), or

3) Store your things in the basement or garage of your new home (with permission), or

4) Rent a storage unit by the month, or

5) Store your things in the basement or garage of a relative or friend, AND

A) Stay in a hotel or motel for a few nights, or

B) Stay in an extended-stay hotel or motel suite, or

C) Stay with family or friends, or

D) Go camping, or

E) Some combination of the above.

The point is to act like a mature adult. Be flexible. You're making a big change. The chances it'll go off without a hitch are slim. Keep things in perspective. Practice creative problem solving. You'll be proud of yourself and have a smile on your face when moving day comes.

Make Money Today In Real Estate


The real estate bubble may have burst, but the fact remains that real estate is still an attractive investment.  You just have to be able to look at the advantages that are presented in the down economy.
Some say that the real estate market is in a depression.  Others call it a recession.  Others are in complete denial.   The third parties are usually those in politics or real estate agents.  Anyone who is trying to sell a home knows it is bad out there.  But the good news is that as bad as it is for sellers, it is a great market for buyers.
Anyone who has money to invest should invest part of it in real estate.  The reason for this is threefold:  The interest rates are rock bottom and not likely to get any lower, the housing prices are lower than ever and the market will eventually rebound.  You can still make money today in real estate, you just have to look at the property as a long term investment instead of the quick buck.
The days of flipping real estate properties that are accumulating so fast in value that you cannot keep up with them are gone for now.  They will most likely return, but not for a while.  Now you have to work with what you have which is a real estate market in which there are a lot more sellers than buyers.  This puts the buyer in the drivers seat.
Along with the fact that it is a buyers market, you can also work with the fact that the mortgage rates are lower than ever.  So you have an opportunity to buy low because the market is saturated with homes for sale and not enough buyers as well as an opportunity to get a good loan package because the rates are low and lenders are dying to make loans so that they can stay in business.
If you have money to spend on real estate, you are in a great situation today in the real estate market.  Look at the real estate investment as a long term investment instead of a short, get rich quick scheme.  You can make money when the bubble begins to grow again, and it will.  The real estate market goes up and down like the stock market.  It will rebound.
You can make money today in real estate but you have to make smart choices.  Purchase property in areas where the housing prices have remained stable.  Also look at the growth in your area.  Where is the next boom likely to hit?  This is speculation, but if you track trends in the real estate market and do a little bit of a study, you can see the next area where developers will likely target.  This is a good place to buy real estate, even if it is just a vacant lot.
Real estate is usually always a good investment, especially if you plan to live in the property.  However, it should be looked upon as a good long term investment and not a way to get rich quick.
