Spring in Texas means yards are full of two things: blooming flowers and for-sale signs. 

Our state’s homeselling season is ramping up on its way to peak in mid-summer. If you’re going to be one of the thousands of people looking at properties this time of year, there are a few tasks you can work on now to help make the process smoother. 

Get your finances in order. Talk with a mortgage broker or banker to assess your financial situation, and check your credit for any issues you can resolve before a lender scrutinizes your file. This will also help you determine a realistic price range for your budget. 

Figure out your criteria. Start thinking about neighborhoods you may like to live in, what size property you need, and which amenities are must-haves. These options may change during your house hunt, but at least you’ll have a starting point. 

Talk with a Texas REALTOR®. Even if you won’t be ready to move for a few months, he or she can help you take steps now to ensure you present a strong offer later, like getting a prequalification or preapproval letter from your lender.

Things to Look for When House Shopping in Bryan College Station

For most people, buying a home is more than just an investment -  it’s the first step in building a future. That’s why it is important that you as a buyer don’t settle for less than what you want and need. There are a number of things to consider when you are looking for a new home.

Pay attention to the outside of the house. Does the yard have enough room for your outside time? Is there a storage building or room to put one in if you want? If you like to garden consider how much work you may need to do to clear a space for a garden bed.

One type of home that many people shy away from are project homes, also known as fixer uppers. Often a little TLC can spruce up a project home, but sometimes a project home could be a money pit. Before investing in a project home you should consider a few factors.


First, consider how much time and money you have to put into the home. Fixer uppers take a certain amount of commitment from their owners, and sometimes if major repairs cannot be made early on then the house could deteriorate into further disrepair.


You should inspect the home and surrounding property carefully. The owners may not have filled the realtor or you in on everything at fault with the house. Make sure to check the house foundation, pipes, and wood for any signs of problems too large for you to handle. If possible, you may want to hire an inspector to look at the home and tell you everything that will have to be done.


Consider if you are going to be living in the house while doing the repairs. Most home buyers are planning to move into their new house right away, and so should carefully consider the full extent of the work the home will need. Ask yourself if it is safe or reasonable for you to live in the house while doing repairs. If not then you may want to look for a home that will need less TLC.

Preparing Your House to Sell



So you’ve taken the plunge and put your house on the market. Before too long you are going to have open houses and walk through events. At these events people interested in buying will come in and inspect the house. The nicer the house looks the easier it is going to sell.

The first thing you want to do is a little spring cleaning. Hang fresh curtains, deep clean carpets and rugs, and remove clutter. You should give all major appliances a good wipe down so that they look their best. Pay close attention to cleaning the kitchen and bathrooms. 
These are the rooms where people look for cleanliness the most.

Do any repairs that may be needed. Take a few minutes in each room of the house and with the outside to spot any minor repairs you hadn’t noticed before. Make sure the seals and caulking around drains and tubs are holding well. Repairing trim, small holes, gutters, and other small things can go a long way to improving the look of the house.

Take spring cleaning outside. The yard is often the first thing potential buyers see. For that reason it is a good idea to keep the grass cut, shrubs and trees trimmed, and the yard free of clutter. Make sure yard tools get put away after use, and that the kids put up their bikes or skates before going inside.

Try to make the house look open and spacious. You may have to remove a few pieces of furniture to do this. Cabinets, pantries, and closets should be organized. Cluttered spaces look much smaller than neatly organized spaces.
