A Home's Curb Appeal Value in Bryan-College Station

Curb appeal, in Bryan College Station, Texas, is important. Not only does it draw potential home buyers to your home if and when you put it up for sale, it also adds character to the front yard. The front yard is just as important to the back yard. If you do not have a lot of time to maintain a lush landscape, use simple techniques to enhance and wake up a bland facade.

Use shrubbery that is easy to maintain and works with the climate in this part of Texas. Bushes with waxy leaves and evergreen shrubs well. Ornamental grasses also work well and should be near the outside perimeters of your landscaping closest to the house. The shrubs should be planted in front of ornamental grasses. Other shrubs that work well include butterfly bushes and lavender. Lavender grows tall and reseeds itself, so one per side is sufficient.

Do not use too many colors and always try to match the colors of your plants to complement the color of your home. Another idea to help the curb appeal of your home is to paint the entry door a more bold color, while still matching the color scheme of the home. Use house numbers that are easy to see from the street and contrast in color from the color of the house. Also, consider painting your cement or wood steps. It adds some drama to the entrance.

In some cases, less is more. You can still make a statement without having to spend thousands and plant hundreds of plants. If you prefer to not use mulch, pea gravel is just fine. There are colored gravels available that look similar to mulch. It is also safer, since mulch can catch on fire if it gets too dry.

Adding Value to Your Home : Improving Your Garden

Having a nice garden in your yard can increase home value, enhance your home’s appearance to neighbors, and provide a nice retreat for those busy days. Of course planting and maintaining a garden in Central Texas can be quite the challenge. If you are looking for a great way to add a garden to your home why not consider a shade garden.

Shade gardens incorporate plants that grow really well in little to no sun. If you have a number of large trees or if your home throws shade over a large part of your yard during the day then you have the perfect setting for a shade garden.

A few plants that are proven to grow well in Texas shade are fern acacia, Widows tears, Turk’s cap and frog fruit. Fern acacia is a small shrub that grows two to three feet tall. During the summertime small fuzzy white flowers bloom, adding a nice soft color to your garden.

Widow’s tears are normally used as groundcover, and will bloom from spring until fall. Flowers bloom in a large range of blue shades. This plant can be aggressive and can overtake other plants in your garden if you don’t trim it back.

Growing well in nearly any soil typo found in the Texas panhandle, Turk’s cap normally grows to three feet tall, but can grow larger. During the summer bright red flowers bloom and are then followed by red berries in the fall. This shrub will attract birds to your home.

Frog fruit is another groundcover that produces lovely white flowers. Butterflies love the small flower. Frog fruit will grow well in almost any type of soil, but this plant can grow rather aggressively, and should be trimmed back.

Things to Look for When House Shopping in Bryan College Station

For most people, buying a home is more than just an investment -  it’s the first step in building a future. That’s why it is important that you as a buyer don’t settle for less than what you want and need. There are a number of things to consider when you are looking for a new home.

You should know your price range. Price is often the deciding factor on whether you buy a house or not. So figure out what you can afford early on, and try to look at places in your price range. This can help reduce disappointment later on.

Look at houses that have enough rooms for you and/or your family to live in comfortably. Some houses will advertise only one or two bedrooms, but sometimes there may be a basement, an attic or office space that can be easily converted into a bedroom. So make sure to ask about houses with extra space if you need it.

Make sure to ask about any repairs or renovations the house has been through. You should consider how old the piping and appliances are. Find out if the appliances come with any type of warranty. Also keep an eye out for any repairs you may need to make to the home, and factor in the cost and time the repairs may take.

Pay attention to the outside of the house. Does the yard have enough room for your outside time? Is there a storage building or room to put one in if you want? If you like to garden consider how much work you may need to do to clear a space for a garden bed.

Once you have a good idea of the type of home you want to buy you can get in touch with a local realtor, like RE/MAX agent Lisa Jones . Lisa can help you narrow down the market to find the perfect home.

Buying a Project Home

In today’s housing market you can find almost any type of home you can think of. From new homes to Victorian homes, you can find it. One type of home that many people shy away from are project homes, also known as fixer uppers. Often a little TLC can spruce up a project home, but sometimes a project home could be a money pit. Before investing in a project home you should consider a few factors.

First, consider how much time and money you have to put into the home. Fixer uppers take a certain amount of commitment from their owners, and sometimes if major repairs cannot be made early on then the house could deteriorate into further disrepair.

You should inspect the home and surrounding property carefully. The owners may not have filled the realtor or you in on everything at fault with the house. Make sure to check the house foundation, pipes, and wood for any signs of problems too large for you to handle. If possible, you may want to hire an inspector to look at the home and tell you everything that will have to be done.

Consider if you are going to be living in the house while doing the repairs. Most home buyers are planning to move into their new house right away, and so should carefully consider the full extent of the work the home will need. Ask yourself if it is safe or reasonable for you to live in the house while doing repairs. If not then you may want to look for a home that will need less TLC.
